That 2400 square foot Williston Park home on a 50 x 100 plot is assessed at a fair market value of $605,000 by the county and has a property tax burden of $14,700 for the 2010-2011 tax year. Compare that to the home below.
Our 3000 square foot Hendersonville, TN home on an 80 x 200 plot is assessed at a fair market value of $257,000 by the county and has a property tax burden of only $1,750 for the 2010 tax year; that is $13,000 less than the smaller Williston Park home.
While we have a sales tax which is 0.5% more than Nassau County, there is no state income tax in Tennessee.
Bottom Line: Larger home on more property costs $350,000 less and pays $13,000 less per year in property tax. Also the cost of living in the Nashville, TN area is 60% that of Nassau/Suffolk.
